I will develop and review with you a Comparative Market Analysis (CMA) to assist you in determing the sales price for your home. I will use current data from the MLS to compare your home to similar homes that are for sale, sold, pending sale and expired. Factors such as your home's location, property condition, market conditions and your personal motivation for selling will all be influences for determining the sales price. After analyzing comparable homes sales in your neighborhood, we will establish a competitive asking price, with a keen eye on avoiding overpricing. Homes that are overpriced stagnate on the market and give the impression that the seller may be unrealistic about the value of their property.

Curb to Curb Checklist
Together we will complete a curb to curb checklist to ensure that we are properly marketing all of the improvements and upgrades that you have made to your home. I will offer suggestions to increase the marketability of your home, including staging your property to enhance its showing potential. Simple improvements can increase the selling price of your home and decrease the market time it takes to sell.

Property Signage
I will place a distinctive William E. Wood & Associates residential yard sign on your property to increase traffic. The sign will include my cell phone number so that I can show your home to potential buyers and provide them with immediate answers. With the help of our turn by turn directional signs your home will gain the exposure from drive by prospective buyers looking for homes in your community.
Multiple Listing Service
Your property will be listed on the MLS system, which provides immediate exposure to over 5,000 Realtors. I will display up to 20 photographs of your home. The MLS provides detailed information on local properties for sale and is submitted to Realtor.com, which is the nation's leading internet site for marketing homes.

Marketing Brochure
I will provide a full color brochure with interior and exterior property photos along with property details for prosective buyers visiting your home. This brochure will also emailed or mail to agents having properties listed and/or that have sold properties in your community. Your listing information will be distributed to ALL 750+ William E. Wood Realtors immediately upon listing your home.

Internet Listings on Top Websites
Over 85% of buyers use the internet to search for a home. When I list your home it will be featured on my website. The feature will include your properties details, prominent photo slideshow/virtual tour, printable listing flyers and a photo gallary with up to 20 photos and an open house schedule. Your listing will also be published on over 35 of the top internet websites, such as Realtor.com, Yahoo.com, Cyberhomes.com, Zillow.com and many others.

Home Source Magazine
Every home listed with William E. Wood & Associates will be published monthly in our Home Source Magazine and will be distributed throughout our entire market in high traffic locations. Your listing will be published in this magazine every month until it sells!

Weekly Updates
You will get written marketing reports to let you know how many showings you've had on your home, and what kind of marketing is going on behind the scenes. You'll also get regular activity reports on your neighborhood, including recent listings and sales. You can receive these reports via mail or email - your choice.

Neighborhood Notification
Just listed cards will be created and mailed to homeowners in your neighborhood. Many times neighbors know of someone looking to move into the area and they can be a great tool for passing along the news that a great property is for sale close by.

Open House
Together we will determine a schedule for holding your home open to the public. I will supply literature, bottled water and snacks. I will also maintain a visitor log....with this I can follow up for feedback and also contact them in the event our listing terms change.
